Your stormwater should not become the neighbour's problem
Water that is not controlled within one property can be redirected or concentrated towards the boundary. It may pond in a neighbouring yard, saturate garden beds, affect paving or retaining walls, enter a garage or, in a severe event, reach the neighbouring dwelling.
A drainage design must consider ordinary rainfall and the route taken by excess water when pits or pipes are overwhelmed. Fences, retaining walls and closely developed blocks can remove a natural escape path. A safe overland flow route is therefore part of a complete design, not an optional detail.
The main foundation risk is the supporting soil
Concrete footings are not usually damaged simply because water touches them. The greater concern is what repeated or concentrated moisture can do to the soil around and beneath the footing system. Water may soften poorly compacted fill, erode material around service trenches or create sharply different moisture conditions around the building.
On reactive clay sites, wetter soil may swell while drier soil elsewhere shrinks. When one part of the foundation soil moves differently from another, the slab and footings can move unevenly. This differential movement can then be reflected in the finishes and openings above.
Signs that movement may be occurring
Possible symptoms include stepped cracks through brickwork, cracks in render or plasterboard, cracked tiles, doors and windows that begin to stick, gaps around cornices or skirtings and floors that appear uneven. Moss, algae or a recurring damp band around the lower wall or slab edge can also indicate that water is remaining near the house.
None of these signs proves that drainage is the cause. Shade can encourage moss, and buildings can crack for many reasons. The significance lies in a repeated pattern: ponding beside the home, leaking stormwater, persistent dampness and progressive movement should be investigated together rather than treated as unrelated cosmetic issues.
Correct the source before repairing finishes
Repainting a crack or replacing a damaged tile may temporarily improve the appearance, but it will not stabilise moisture conditions around the footing. The drainage source should be identified first. This may require checking surface falls, stormwater pipes, tank overflows, retaining walls and the approved discharge arrangement.
Where substantial or progressive building movement is present, a suitably qualified structural engineer should assess the home. Drainage rectification and structural assessment address different parts of the same risk: one controls the water, while the other determines how the building has responded.
