A lawn can look like convenient overflow parking when the driveway is full. Leaving two wheels on the grass, moving a car onto the side yard or allowing a visitor to park in the backyard may seem harmless. The visible damage may appear limited to flattened grass and a few tyre marks.

The more serious risk may be completely hidden. Stormwater, sewer, water and other service lines can run beneath grassed areas, and their routes are not always obvious from the surface. Some pipes beneath residential lawns were installed on the assumption that the area would remain landscaped and would not carry vehicles. Hunter Water also notes that ordinary asset location plans do not show a home’s internal plumbing or private stormwater system, meaning an owner may not have a complete map of what lies beneath the yard.

A lawn is not a driveway

A properly constructed driveway or parking area is more than a hard surface. It normally includes an appropriate pavement, a prepared and compacted base, controlled drainage and construction designed to distribute vehicle loads.

A lawn is constructed differently. It usually consists of turf, topsoil and the underlying natural ground or fill. These materials are intended to support landscaping and ordinary pedestrian use, not repeated wheel loads.

The distinction also affects the installation of underground pipes. Technical installation guidance for below-ground PVC pipe recommends greater cover where vehicle loading is expected than where no vehicle loading is anticipated. Vinidex guidance, for example, identifies 300 millimetres of cover for pipes not subject to vehicle loading, increasing to at least 450 millimetres where vehicle loading occurs outside a carriageway and more under some road or construction-loading conditions. It also emphasises that bedding, side support and properly compacted backfill are essential to the pipe’s performance.

These figures should not be treated as proof that every pipe beneath a lawn is exactly 300 millimetres deep. The practical point is that a pipe installed through a landscaped area may not have the depth, pipe class, bedding or structural protection that would be expected beneath a driveway.

How a vehicle can damage a buried pipe

A car places a substantial load onto the ground through four relatively small tyre contact areas. The soil must spread that load before it reaches anything buried below.

Where a pipe is sufficiently deep, correctly bedded and surrounded by properly compacted material, the ground helps distribute the load. However, the risk increases when:

  • the pipe is shallow;
  • the trench was poorly compacted;
  • the pipe has inadequate bedding or side support;
  • the ground has settled since construction;
  • the soil is wet, soft or waterlogged;
  • the vehicle repeatedly follows the same wheel path;
  • the vehicle is a heavy ute, van, caravan, trailer or loaded work vehicle; or
  • the driver turns the steering wheel while the vehicle is stationary on the lawn.

Under these conditions, the pipe may deform, flatten, crack or move at a joint. The soil around it may also compact unevenly, removing the continuous support that the pipe needs.

Damage is not always immediate or visible. A pipe may remain partly open and appear to function during light use, but its reduced capacity can become apparent during heavy rain or when debris reaches the damaged section. A separated joint can also leak into the surrounding ground without creating an obvious hole at the surface.

What may be running beneath the grass?

The most likely hidden service beneath a residential lawn is often a private stormwater line. These pipes may connect:

  • roof downpipes;
  • backyard drainage pits;
  • strip drains;
  • rainwater-tank overflows;
  • retaining-wall drainage;
  • subsoil drainage; and
  • the property’s approved stormwater discharge point.

A sewer pipe may also cross a front, side or rear yard as it carries wastewater from the home to the connection with the public sewer system. In the Hunter Water service area, the property owner is generally responsible for maintaining, repairing and replacing the sewer pipes and fittings on the property up to their connection with Hunter Water’s system.

Depending on the property, the lawn may also contain a drinking-water service, recycled-water pipe, gas service, electrical or telecommunications conduit, irrigation system or an older pipe that does not appear clearly on the available plans.

The absence of a visible pit, inspection opening or meter does not prove that the area is clear. Pipes do not necessarily follow the shortest or most logical route, particularly where the site layout changed during construction.

Why stormwater damage can become a much larger problem

A crushed or displaced stormwater pipe may initially produce only a wet patch or a slow-draining pit. During sustained rain, however, the consequences can become more substantial.

Water may back up through a drainage pit, overflow from a rainwater tank or escape through a broken joint into the soil. The lawn can remain saturated, the pipe trench can settle and water may begin travelling towards the house rather than reaching the intended discharge point.

If the damaged line carries a rainwater-tank overflow, the problem may remain hidden while the tank has available storage capacity. Once the tank becomes full, continuing roof runoff must pass through the overflow pipe. A crushed, blocked or disconnected section can then release a concentrated volume of water into the yard during every significant rain event.

Persistent leakage close to the house can contribute to abnormal moisture conditions around the slab and footings. It can also wash fine material out of a poorly compacted service trench, produce local settlement and make an already waterlogged backyard increasingly difficult to use.

What happens when a sewer pipe is damaged?

A sewer pipe relies on an open internal diameter and a continuous fall. Even partial deformation can create a restriction or low point where paper, waste and sediment collect.

The first signs may be intermittent rather than constant:

  • sinks, showers or toilets draining more slowly;
  • gurgling sounds;
  • recurring blockages;
  • sewer odours;
  • an inspection shaft holding water;
  • unusually green or wet grass along one section of the yard; or
  • sewage overflowing from an inspection opening or overflow relief gully.

A damaged sewer line may still carry normal daily flows for some time. The blockage can appear later, after material gradually accumulates inside the narrowed section. Sewer overflows can affect the house and surrounding ground and may result in substantial plumbing, excavation and reinstatement work.

Warning signs after a car has been parked on the lawn

Parking on the grass does not automatically mean that a pipe has been damaged. The outcome depends on the vehicle, ground conditions, pipe material, depth, bedding and frequency of use. However, the following signs should not be ignored:

  • a new rut or depression that follows a straight line through the yard;
  • a section of lawn that remains wet after the surrounding ground has dried;
  • water unexpectedly appearing from the soil;
  • a stormwater pit that drains more slowly or backs up;
  • a rainwater tank overflowing around its base;
  • settlement around a downpipe connection;
  • recurring sewer blockages or gurgling;
  • an unexplained increase in water use;
  • reduced water pressure;
  • a cracked pit lid, grate or inspection opening; or
  • a soft area that becomes deeper each time a vehicle crosses it.

The absence of these signs does not prove that continued parking is safe. A single crossing may not produce an obvious problem, while repeated parking over the same route can progressively compact the ground and increase the load transferred to the pipe.

The nature strip is not overflow parking

Extra caution is required when the grass is a nature strip rather than private lawn. Utility services commonly run beneath footpaths, driveways, nature strips and property frontages. Before You Dig Australia advises homeowners never to assume the depth or precise route of underground pipes and cables. Its plans are indicative only and may not contain detailed information about services inside the property boundary.

There is also a legal issue. NSW Road Rule 197 restricts stopping on a nature strip, subject to limited exceptions. A grassed area between the road and the property boundary should therefore not be treated as an extension of the driveway.

Before You Dig plans are only part of the investigation

Requesting plans through Before You Dig Australia is a sensible first step when planning excavation, a driveway or a new parking area. The service can provide information from participating owners of electricity, telecommunications, water, gas and other infrastructure. However, BYDA states that its plans indicate the presence of infrastructure rather than its exact location.

Private services require additional investigation. Hunter Water confirms that its asset location plans do not show a home’s internal plumbing or drainage and do not include private stormwater pipes. Depending on the property, locating these services may require approved building and drainage plans, a licensed plumber, electronic pipe locating, CCTV inspection or carefully controlled excavation.

Do not simply cover the lawn with gravel or pavers

Once a lawn has been damaged by parking, owners sometimes spread gravel, place loose pavers into the grass or install a thin layer of concrete over the area. This may hide the turf damage, but it does not establish that the ground or the services beneath it can safely support vehicles.

Converting part of a yard into parking should be treated as a small civil and building project. The work may require:

  • confirmation of all underground service routes;
  • assessment of pipe depth and condition;
  • relocation or protection of vulnerable services;
  • excavation of unsuitable topsoil;
  • a properly prepared and compacted sub-base;
  • a suitable concrete, paved or engineered permeable surface;
  • management of stormwater runoff;
  • protection of the house, retaining walls and neighbouring properties; and
  • any necessary council or utility approvals.

A hard surface can actually increase runoff, so the drainage implications should be considered before the work begins. A poorly planned parking pad may protect the grass while creating a new water problem elsewhere.

What to do if vehicles have already been using the lawn

Stop using the area as a regular vehicle route until the underground services are understood. Look for drainage pits, inspection openings, meters and downpipes, but do not assume that the pipes run in straight lines between visible points.

Observe the area during and after rain. Check whether stormwater pits clear normally and whether any new wet patches or settlement appear. Where a stormwater or sewer problem is suspected, a licensed plumber can locate and inspect the line, commonly using CCTV equipment and controlled testing.

Do not excavate blindly. Underground plans may be incomplete, and services may be shallower or located differently from what the owner expects. BYDA specifically warns homeowners not to assume either the route or depth of pipes and cables.

A lawn should remain a lawn

Tyre marks and damaged turf are usually repairable. A crushed stormwater line, leaking water service or deformed sewer pipe can be considerably more disruptive. The repair may require pipe locating, CCTV inspection, excavation, replacement of the damaged section, testing, backfilling, regrading and reinstatement of the landscaping.

The safest principle is simple: unless an area has been designed and constructed to carry vehicles, do not assume that it can. A lawn is not a driveway merely because a car can physically reach it.
