Owner-occupation may favour an unequal pair

A 4+2 duplex can be appropriate when the owner intends to live in the larger home and rent the smaller side. The extra room and living space may be more valuable to the owner than the potential uplift in combined rent from balancing the residences.

The arrangement can also suit multigenerational living, with the two-bedroom home intended for parents, adult children or a carer.

One side of the site may be clearly superior

A block may have a premium side with better views, orientation, access or private open space. Concentrating more accommodation on that side can produce a stronger overall result than forcing symmetry onto an unequal site.

The configuration should respond to the land rather than treating balance as an objective in itself.

Local demand may support a strong two-bedroom product

Some rental markets have particular demand for compact two-bedroom homes. A written appraisal may show that the smaller residence would achieve a strong rent and that the cost of enlarging it would not be justified.

This conclusion should be based on comparable local evidence, not a general assumption that one bedroom mix always performs best.

Do not sacrifice liveability to create 3+3

Where two proper three-bedroom homes do not fit, it is better to build one comfortable four-bedroom residence and one practical two-bedroom residence than two cramped homes with poor living areas and inadequate storage.

The design should follow site constraints, current rental evidence and the owner's intended use. The 3+3 model is powerful where it can be executed properly, but it is not a substitute for site-specific planning.
