Timber is renewable when sourced from responsibly managed forests and stores carbon during its service life. Steel is recyclable and can be recovered for steelmaking rather than becoming permanent construction waste. Precision manufacture can also reduce cutting and waste on site.

A meaningful comparison considers sourcing, manufacture, transport, construction waste, expected building life, repair and end-of-life recovery. Neither material is automatically sustainable without reference to the actual products and system.

The frame can become a resale point of difference

A documented steel frame may appeal to purchasers who value termite resistance, durability and reduced exposure to structural pest damage. A transferable manufacturer's guarantee can strengthen confidence where the owner retains clear records of the manufacturer, product and conditions.

Steel does not guarantee a resale premium. Location, floor area, design, condition and inclusions remain major value factors. The frame is a positive feature for buyers who understand it, not a substitute for the rest of the property.
