A deck can turn an uneven, sloping or underused section of the backyard into a practical outdoor living area. It can provide a comfortable transition from the internal floor to the garden and create space for dining, entertaining or relaxing.

The visible boards receive most of the attention, but the long-term performance of a deck also depends on the supporting structure, ventilation, drainage, fixings and ground conditions below it.

The advantages of timber decking

Timber creates a natural appearance that works well with gardens and established homes. Each board has its own grain and variation, and the surface can often be sanded or refinished when it becomes weathered.

Individual damaged boards can normally be replaced without rebuilding the entire deck. Timber is also relatively easy to cut and adapt around posts, steps, existing structures and irregular boundaries.

Owners can choose between treated pine and various hardwood species, depending on the desired appearance, budget, durability and exposure.

The disadvantages of timber decking

External timber is continuously exposed to changing temperature and moisture conditions. It needs to be able to shed water and dry after rain. Poor ventilation, trapped debris and persistent dampness can shorten its service life.

Depending on the selected timber and desired appearance, periodic washing, oiling or refinishing may be required. An owner who wants the deck to retain a freshly oiled colour must accept more maintenance than an owner who is comfortable allowing the timber to weather naturally.

Timber can also develop checking, minor splitting, raised fibres or splinters as it ages. Fixings may become visible, and boards can move as their moisture content changes.

Decks close to the ground require particular attention to ventilation, sub-surface drainage, material durability and access for termite inspection and maintenance.

The advantages of composite decking

Composite decking is manufactured from a mixture that commonly includes plastic and timber fibres. Its colour and texture are generally more consistent than natural timber.

Many composite boards do not require regular oiling, staining or painting. This can substantially reduce routine coating maintenance. They also avoid the natural grain variation and splintering associated with some aged timber surfaces.

Composite products are available in multiple profiles, colours and fixing systems, including concealed fixing arrangements.

The disadvantages of composite decking

Low maintenance does not mean no maintenance. Composite decking still requires sweeping and washing. Food oils, barbeque grease, pot-plant runoff and furniture can leave marks, depending on the product.

Scratches and local damage may be more difficult to repair invisibly than on timber. A damaged board can usually be replaced, but a new board may differ in colour from surrounding boards that have already weathered.

Composite boards also expand and contract with temperature changes. Manufacturer fixing instructions may require precise joist spacing, end gaps, side gaps and ventilation. At least one major Australian manufacturer warns that inadequate ventilation can cause swelling and product failure, and its installation guidance requires allowance for thermal movement. (ModWood)

Heat should also be considered. Dark composite decking can become uncomfortable in direct summer sun. Surface temperature varies with colour, finish, board composition, orientation and shade, so samples should be assessed in realistic site conditions rather than under showroom lighting.

The structure underneath is equally important

Neither premium timber nor expensive composite decking will correct a defective substructure.

The supporting frame needs appropriate spans, fixings, bracing and durability for its exposure. Water must not be trapped against joists, walls or posts. The ground below should drain rather than remaining permanently wet.

A very low deck can be particularly problematic because there may be insufficient space for airflow, drainage, cleaning and termite inspection. Building the deck hard against every boundary or enclosing all sides can further restrict ventilation.

The deck also needs to connect correctly to the house. Door thresholds, wall cladding, brickwork, dampness, subfloor vents and existing termite-management provisions must not be compromised simply to achieve a flush visual transition.

Slip resistance and pool areas

A textured board may feel secure when dry but behave differently when wet, dirty or affected by algae.

For a pool surround, outdoor shower or uncovered deck, the specified product should have documented slip-performance information relevant to the proposed use. The owner should also understand how cleaning, wear and surface coatings may affect performance over time.

Bushfire-prone land

Timber and composite products do not all have the same fire performance. A product should not be assumed suitable simply because it is described as hardwood, fire resistant or composite.

Where the property is bushfire-prone, the site’s Bushfire Attack Level, deck location, substructure and specified product need to be considered together. Product-specific test information and the applicable construction requirements should be checked before selection.

Does a deck require approval?

Some small residential decks in NSW may qualify as exempt development, but only when all relevant land, location, height, area, setback and construction requirements are satisfied.

For example, NSW planning guidance places limits on the size, floor height, overall height and boundary position of decks relying on the exempt-development pathway. A deck that does not meet those conditions may require a complying development certificate or development consent.

Which material is better?

Timber is usually the better option for owners who value a genuinely natural surface, want the ability to sand and refinish it, and accept periodic maintenance.

Composite decking is attractive to owners who prefer a consistent finish and want to avoid regular oiling or staining. They must still accept cleaning, product-specific installation requirements, possible heat and more limited repair options.

In either case, good design and installation matter more than choosing the most expensive board.
