Why Termites Are a Structural Risk in Timber-Framed Homes

The damage may remain hidden

Termites, often called white ants, can travel through concealed parts of a building and continue attacking timber before the homeowner sees obvious evidence. Wall cavities, underfloor areas and other inaccessible locations allow activity to develop beyond a small localised repair.

By the time visible symptoms appear, studs, bottom plates, roof supports or other important components may already be affected.

The principal frame can become the food source

In a timber-framed home, termites can consume the structural material that supports walls and roof elements. This distinguishes the risk from damage limited to a skirting board, cabinet or decorative item. Structural repair may require opening walls, supporting loads and reinstating several finishes.

The final cost can therefore extend beyond replacing the damaged timber itself.

Steel changes the structural exposure

Termites cannot eat steel. A steel frame does not become a food source and cannot be structurally weakened by a termite colony in the same way as timber framing. This is the central termite-related advantage of steel.

A steel-framed property is not completely termite-proof. It may still contain timber flooring, cabinetry, skirtings, landscaping materials and other cellulose products. Appropriate termite management and regular inspections remain relevant.

The distinction is what termites cannot destroy

In both framing systems, termites can enter the property and damage non-structural timber products. The difference is that the principal steel frame cannot be consumed. The homeowner is therefore not relying on treatment and warranty conditions to prevent termites from eating the main structural skeleton.

Frame selection does not replace good site management, inspection or maintenance. It determines whether the structural frame itself is vulnerable to a pest that may remain concealed for a considerable period.
