Durability depends on product and installation

Steel does not rot and cannot be consumed by termites or timber-destroying pests. It is manufactured to controlled dimensions and does not shrink, twist or warp in the same way that natural timber can when moisture conditions change. This consistency can support straight walls, square openings and stable roof and ceiling lines.

Modern residential steel framing uses protective metallic coatings. The selected product must suit its exposure environment and be correctly stored, installed and isolated from persistent moisture and incompatible materials. Damage or unsuitable fasteners can affect performance and warranty coverage.

Non-combustible does not mean fireproof

Steel does not ignite and does not add combustible material to a fire. This is a meaningful advantage for the principal frame. The house as a whole is not fireproof because cladding, roofing, insulation, plasterboard, windows, doors and penetrations determine the performance of the complete assembly.

The accurate statement is that steel removes one major combustible material from the structure while the complete building must still be designed and detailed for the relevant conditions.

Strength can support open layouts

Steel can be engineered for long spans, large openings and open-plan interiors without unnecessary intermediate supports. This may assist with wide sliding doors, contemporary roof forms and flexible layouts for houses, duplexes and Dual Key homes.

Timber, including engineered timber, can also achieve complex designs. The member sizes, supports and structural details may simply differ. The actual plans should determine the framing solution.

Acoustics depend on the complete system

A steel frame is not automatically soundproof. Sound control depends on insulation, plasterboard layers, resilient connections, cavity depth, seals, junctions and service penetrations. The same principle applies to timber framing.

Structural resilience to wind and seismic actions also depends on engineering, bracing, connections, tie-downs and installation quality. Steel provides predictable manufactured properties, but those properties must be used within a correctly designed system.
