Start with a risk hypothesis
Review the plans, engineering, certificates, photographs, known workmanship, symptoms and construction sequence. Define the suspected failure, affected locations and evidence needed. For example, determine whether selected wall bases contain the specified hold-down anchors, rather than open every wall without a plan.
Prioritise safety-critical, water-sensitive and soon-to-be-concealed elements.
Use non-destructive methods first
Laser levels, straightedges, plumb measurements, moisture meters, thermal imaging, borescopes, acoustic tracing, CCTV drain cameras, dye tests and controlled hose tests can narrow the problem. Results should be recorded with calibration or methodology information appropriate to the task.
A reading is not a conclusion by itself. Compare it with control areas, drawings, manufacturer requirements and specialist interpretation.
Plan controlled openings
Choose the smallest access that can verify the condition while allowing safe repair. Photograph the intact surface, opening process, each layer and the exposed defect. Mark the location on a plan and keep removed components where their condition is relevant.
Coordinate structural support, electrical isolation, hazardous materials and waterproofing before cutting. Unplanned opening-up can cause new damage or compromise safety.
Close the evidence loop
The specialist report should state what was inspected, method, result, limitation, cause, consequence and recommended rectification. After repair, record materials, fixings, tests and inspection before reinstatement.
If sampling finds a repeated defect, explain the basis for extrapolating to other locations or expand the inspection. Do not assume one compliant opening proves the entire building is compliant.

- Upper-floor joists: movement observations under load, inspection of accessible framing and targeted floor opening to confirm fixing, blocking and restraint.
- Footings and bearing support: level surveys, engineering review, targeted excavation, local exposure and, where appropriate, Dynamic Cone Penetrometer testing reviewed by an engineer.
- Below-slab drainage: pipe tracing, CCTV, dye or pressure testing, followed by excavation only at marked locations.
- Fire separation: small borescope access holes, smoke-pencil checks and targeted opening at wall, ceiling and roof-space junctions.
- Garage slabs and thresholds: moisture readings, crack and joint mapping and controlled hose testing to reproduce the actual water-entry path.
- Termite systems: interface mapping at slab edges, set-downs and service penetrations to find missing collars, untreated gaps or disturbed transitions. The purpose is not to demolish the whole house. The investigation begins with records and non-destructive testing, then opens the smallest locations capable of answering a defined technical question. Every confirmed defect should be recorded by location, method, result, cause, consequence, proposed repair and reasonable cost.
Practical takeaway: A risk-based investigation produces defensible evidence with the least unnecessary damage. Every opening should answer a documented technical question.
