Record the high-risk finishes

The documents should identify wardrobe shelving, power-point locations, lighting, the air-conditioning system and zoning, window performance and whether the garage door is automatic. A plan may show the room without confirming the equipment that makes it practical.

Product brands may change, but the required performance and inclusion should remain clear.

Assess lifetime value before accepting a saving

Compare the price difference with the likely cost of future cleaning, repair, removal, replacement and lost rent. An investment home does not require the highest specification everywhere, but it should avoid weak materials in the areas most exposed to moisture, stains and impact.

A detailed schedule protects the budget by making the completed scope visible before signing. It also gives the owner a reliable record of the products used when maintenance or replacement is required later.
