The problem may be underground
Surface levels can appear reasonable while the buried stormwater system is failing. Pipes may be cracked, crushed or disconnected during construction. Joints can separate as the surrounding ground settles, poor bedding can allow a section to move and construction debris can restrict the line. A flat or back-falling section may retain water and sediment instead of draining completely.
Because the defect is concealed, the owner usually sees only its consequences. Water may appear unexpectedly from the ground, a narrow strip of lawn may remain wetter than the surrounding area or the soil may sink along the probable pipe route. Pits may stay full, overflow or make gurgling sounds.
Why the rainwater tank overflow is critical
A rainwater tank stores part of the roof runoff while it has available capacity. Once the tank is full, every additional litre must leave through the overflow line. That line therefore needs a reliable connection to the approved stormwater system.
If the overflow pipe is broken, disconnected or discharging beside the house, a concentrated volume of roof water may be released into the soil during each significant rain event. The tank itself can appear to be operating normally until it fills. The resulting wet patch, settlement or water around the tank base may be mistaken for ordinary surface drainage.
A hose test is useful but limited
During dry weather, an accessible pit can be tested with a moderate flow from a garden hose. Water should clear freely, and where the downstream outlet is visible it should arrive without an unexplained delay. The ground along the likely pipe route should also be observed for new wet patches.
This test cannot prove that the line has the required capacity or fall. A partly blocked or damaged pipe may pass a small hose flow and still fail during heavy rain. Heavy covers should not be lifted without suitable equipment, and nobody should enter a drainage pit or confined space.
When further investigation is justified
If the result remains uncertain, the next step may include pipe locating, controlled water testing, a CCTV inspection, a level survey or selective excavation. These methods help distinguish between a blockage, a leak, an incorrect connection and a level problem.
Rectification should address the actual defect rather than merely adding another grate above it. Depending on the findings, the work may involve replacing a damaged section, correcting pipe falls, reconnecting the tank overflow and testing the complete line before the yard is reinstated.
