Alternative accommodation

Record why the home could not reasonably be occupied, the affected period and the accommodation selected. Keep leases, invoices and payment records. If the owner would have paid rent regardless of the builder collapse, explain the incremental loss rather than claiming the entire living cost without analysis.

Where occupation was delayed, connect dates to the construction programme, site condition and insurer process.

Removal and storage

Moving furniture or storing possessions may be necessary for rectification, access or an uninhabitable property. Keep quotes, inventories, collection and return dates, invoices and proof of payment.

Separate ordinary relocation choices from movements directly required by the covered work.

Technical reports

Engineering, hydraulic, waterproofing, fire, quantity-surveying and other reports can be essential to establish cause and reasonable rectification. The engagement should state the question, locations and deliverables. Avoid commissioning duplicate reports without explaining why another discipline or independent review was necessary.

Link each consultant cost to the issues addressed.

Legal and other compensation costs

Current SIRA guidance identifies certain legal or other costs as possible cover, but recoverability is policy-and circumstance-specific. Keep itemised invoices and distinguish work on the HBCF claim from unrelated contract, property or family matters.

Before incurring substantial expense, ask the insurer about approval requirements where practical. Do not delay urgent legal advice on termination or deadlines merely because reimbursement is uncertain.

Practical takeaway: Related expenses need the same discipline as building costs: date, purpose, necessity, amount, payment and causal link to the insured loss.
