Waterproofing can be flood-tested before tiling, drains can be flow-or camera-tested and electrical systems can be commissioned. Facade leaks may require controlled testing and observation during significant rain. Structural movement may need level, crack or moisture monitoring over time.

Define the method and duration when the repair is designed, not after symptoms return.

Establish a post-repair baseline

Record final levels, crack widths, moisture readings, photographs, service pressures or other relevant measurements. Identify fixed monitoring points so later readings are comparable.

A general statement that the area looks good provides little evidence of change.

Schedule responsibility

The contract should state who performs follow-up checks, how access is arranged, what constitutes failure and how corrective work will be handled. Keep product maintenance and cleaning requirements separate from defect monitoring.

For tenanted or occupied homes, give clear instructions about symptoms that should be reported promptly.

Preserve the close-out record

Issue a final report after the monitoring period, noting test dates, conditions, results and any further action. Update the HBCF and project files if the outcome affects the claimed rectification.

Do not close a recurring-water or movement issue solely because the surface has been reinstated. Permanent resolution is the objective.

Some defects need real weather or normal use

Certain water-entry paths may not appear during a brief dry-weather inspection and become clear only after sustained rain. Inadequately restrained floors may reveal movement only under normal foot traffic, while services may fail only during commissioning or repeated operation.

The close-out plan should therefore specify whether the final proof is an immediate test, observation through a significant rain event, readings over a defined period or operational monitoring. The repair should not be treated as permanently resolved merely because the reinstated surface looks satisfactory.

Practical takeaway: Follow-up inspection turns an assumed repair into a demonstrated outcome. It is especially important where performance depends on real weather or use.
