Start with the visible pattern

The first useful evidence is the pattern left by rain. Note where water collects, how long it remains, whether it flows towards the house or boundary and which sections of lawn repeatedly die. Check whether pits remain full, whether sediment accumulates inside them and whether water emerges from the ground along a probable pipe route.

Also inspect the rainwater tank overflow, paving, retaining walls and the lower external walls of the home. A recurring wet area often reveals more than a dry-weather inspection because it shows the path actually taken by the water.

Test the system in stages

An initial hose test can be carried out one accessible inlet at a time. The water should enter freely, clear the pit and arrive at the visible downstream point where one is available. Testing the inlets separately can help identify the section at which flow slows or disappears.

If the problem is not clear, further work may include a level survey, CCTV pipe inspection, pipe locating, controlled water testing or selective excavation. These investigations establish whether the cause is surface grading, an underground defect, a capacity issue or an incorrect outlet.

Rectification may require rebuilding part of the system

Where the arrangement is fundamentally wrong, cleaning a grate is not enough. Work may involve replacing cracked or crushed pipes, correcting pipe falls, lowering or relocating pits, reshaping the yard, installing strip drains or swales, adding suitable surface or subsoil drainage and reconnecting the rainwater tank overflow.

The design must also provide a practical route for excess water when the underground system is temporarily overwhelmed. Reinstating turf or paving should occur only after the repaired system has been tested.

The correct scope is site-specific

Levels, soil, retaining walls, easements, neighbouring properties and the available discharge point all affect the solution. A method that works on a level suburban block may be unsuitable on a sloping or constrained site. Complex drainage and foundation issues may require engineering or other specialist input.

A proper investigation identifies the cause of waterlogged lawns, incorrectly positioned pits, damaged stormwater lines and defective tank overflows. The objective is a yard that remains usable, protects adjoining properties and keeps unnecessary water away from the home.
