Timber remains a sensible option where the lower initial price is important, trades and materials are readily available and the owner expects future alterations or frequent wall-mounted additions. It is a proven residential system when properly treated, installed, kept dry and maintained.

The owner must be comfortable with termite management, inspections and the continuing vulnerability of the structural frame if those protections fail.

Choose steel for structural pest resistance and consistency

Steel deserves serious consideration where termite resistance, durability and dimensional stability are priorities. It cannot be eaten by termites, does not rot and is non-combustible. It can also support open, modern designs when correctly engineered.

The product must be suitable for the exposure environment and installed in accordance with the manufacturer's requirements.

Compare the written protections

Obtain the current termite warranty for the timber option and the manufacturer's guarantee for the steel option. Compare inspection obligations, costs, cover limits, exclusions, labour and reinstatement, transfer conditions and record-keeping requirements.

A marketing headline is not enough to understand either arrangement.

Assess the complete home, not the frame in isolation

Thermal comfort, acoustics, fire performance and structural resilience depend on complete assemblies, engineering and installation quality. A poorly installed steel frame is not automatically superior to a properly installed timber frame.

The selected frame should fit the owner's budget and long-term plans, while making the associated costs, conditions and risks visible before construction begins.
