The marginal value of each bedroom is not identical

The third bedroom can materially change how a household uses a home. It can accommodate another child, allow adults to share without sacrificing the living room, provide a permanent office or create space for guests and shared-care arrangements. The move from two bedrooms to three can therefore open the property to a much wider tenant market.

A fourth bedroom is also valuable, but its additional rent may be smaller. Tenants considering four bedrooms enter a higher price range, and the number of households that both need and can afford the extra room may be narrower.

Published figures illustrate the principle

Published house rental medians for August 2025 to July 2026 illustrate the principle. In Hamlyn Terrace, two three-bedroom medians produced an indicative $1,360 per week, compared with $1,310 from a four-bedroom and a two-bedroom median. The difference was about $50 per week.

In Cameron Park, the equivalent comparison was $1,500 for 3+3 and $1,370 for 4+2, a difference of about $130 per week. Wadalba showed approximately $1,330 against $1,295, while Thornton showed approximately $1,300 against $1,240.

Why the figures need careful interpretation

These examples support the concept, but suburb medians include properties of different ages, sizes, conditions and levels of finish. Some bedroom categories may also have smaller leasing samples. A median cannot account for a particular duplex layout, ensuite arrangement, garage, air conditioning or private outdoor area.

The figures should therefore be treated as an early feasibility signal. Before the plan is finalised, obtain written appraisals for new two-bedroom, three-bedroom and four-bedroom dwellings with comparable inclusions and parking.

The strategy is about the total, not a claim that three beats four

A three-bedroom home does not need to command more rent than a four-bedroom home for the 3+3 strategy to work. The investment case is that two broad-market three-bedroom rents may exceed one four-bedroom rent plus one two-bedroom rent.

Time-sensitive rental figures should be refreshed before publication or before an investment decision. The underlying method remains the same: compare the combined rent from each complete configuration using current, site-specific evidence.
