Most major systems are duplicated in either configuration
A 3+3 duplex and a 4+2 duplex normally require two kitchens, two living and dining areas, two laundries, separate entrances, parking, hot-water systems, electrical and plumbing arrangements, outdoor areas, fire separation and acoustic separation. These repeated systems account for a substantial part of the project cost.
Changing the bedroom distribution does not remove any of those duplicated elements. Both schemes still contain six bedrooms and two independent residences.
Bedrooms are not the most expensive rooms
Bedrooms are generally simpler to construct per square metre than kitchens, bathrooms and laundries. Moving one bedroom from the four-bedroom side to the two-bedroom side can therefore have a relatively modest effect where the total building footprint and specification remain controlled.
The cost is not always identical. A balanced design may need extra floor area so that both homes retain comfortable living rooms, storage and circulation. It may also include two ensuites where the 4+2 alternative gives the smaller home only one bathroom.
Compare completed cost with long-term income
The correct question is not whether the 3+3 contract is slightly more expensive. It is whether the additional completed cost is justified by the increase in annual rent, tenant demand and the quality of the finished asset.
For example, an additional $3,000 in annual gross rent becomes $30,000 over ten years before any rental growth. That does not by itself prove viability, but it shows why the decision should be evaluated over the investment period rather than only at contract signing.
Keep the comparison like for like
Floor area, bathrooms, garages, inclusions and site works must be aligned when quotations are compared. A cheaper configuration may simply omit an ensuite, storage, landscaping or another component that later needs to be added.
A well-designed 3+3 duplex contains two complete homes. The cost objective is not to make either side sparse. It is to use the duplicated systems efficiently and direct the budget towards features that support durability and rent.
